Our Process
A Building Energy Rating (BER) is an essential measure of a property’s energy performance. It provides a standardised indication of how energy efficient a building is, ranging from A (most efficient) to G (least efficient). A BER certificate is legally required when selling, renting, or advertising a property in Ireland.
At NewBER we perform a detailed analysis of your building’s structure, heating systems, insulation, and energy use to ensure the results reflect your property’s true performance.
Our Detailed BER Assessment Process
Initial Consultation and Property Access
We begin with a consultation to confirm the property details and schedule an appropriate time for inspection. During this phase, we gather essential information about the property’s age, type, and heating systems. Access to all areas, including the loft, boiler, and heating controls, is required.
Comprehensive On-Site Survey
Our certified BER assessor conducts a thorough on-site inspection to collect all the necessary data for the energy model. Every measurement and observation is recorded using professional equipment and software in line with SEAI guidelines. This includes:

-
Measuring all external walls, windows, doors, and roof areas
-
Inspecting insulation thickness and material type in walls, floors, and roof spaces
-
Checking ventilation, air-tightness, and draught control features
-
Evaluating the heating system, including boiler type, fuel source, and efficiency
-
Reviewing hot water storage and heating controls
-
Assessing renewable technologies, such as solar panels or heat pumps

Issuing the BER Certificate

-
The BER rating (A–G)
-
Energy usage figures
-
COâ‚‚ emissions data
-
An advisory report highlighting practical steps to improve the rating
Your BER certificate is then uploaded to the SEAI national register, where it remains valid for 10 years, provided no significant alterations are made to the property.
How to Prepare for a BER Assessment
To ensure a smooth and accurate assessment, we recommend:
-
Providing access to all areas, including the attic and utility rooms.
-
Having information available on insulation, heating systems, or upgrades.
-
Ensuring lights and heating systems are operational during inspection.
-
Keeping any certificates or receipts for recent energy improvements ready for review.
